The deal calculator is a simple arithmetic tool that runs entirely in your own browser. It applies standard assumptions — 25-year amortization, an 80% loan-to-value ceiling, a 1.25x coverage minimum, 3% annual escalation — to figures you supply. It has not seen your building, your lease, your tenant’s finances or your market. Do not submit its output to a lender or anyone else without checking it yourself and having it reviewed by a qualified professional. You are responsible for anything you send under your own name.
